In the last six months, my wife suffered a major seizure/stroke that rendered her right side limbs paralyzed, speech severely disturbed and complete memory loss. At that point, you realize what's really important in your life. My wife, like myself, owned her own business. So, naturally, she was no longer able to run it and I moved in and put into a furlough condition, to protect her. I also put the brakes on my business so I could devote 24/7 to my wife's recovery. We have lost 85% of our income, as a result, but in the end I will get my wife back. Hopefully, fully recovered, or with minimum deficiencies, for the sake of losing 12 months income, in addition to the medical expenses incurred. A small price to pay for the most important person in my life.
Therefore, my advice to you is to take care of your health and well-being first, before it deteriorates to a point where you can no longer support your customers/clients and yourself. Although most people don't realize because we are driven to earn, succeed and consume, you have nothing if you have poor health. Health first, business second.

Only one way: Conduct open houses for your associate's clients, to pick up leads. Calling friends and known associates, sending out flyers and going through the telephone directory is useless. You are new and need to get traction before using conventional marketing tactics. In addition, because you are new there are more risks in using a rookie than an established realtor, so you need to lower your commission for the first ten deals to accommodate for the increased risk. If the standard one-side transaction fee is 3%, then lower it to 1.5%. After ten deals you have made a mark in the industry and can then increase accordingly. Remember, people pay for value and the value of a rookie is far less than that of an established agent.

After sending my cousins Giuseppe and Giovanni from my mother's
side to discuss their anatomy reconfiguration and Sister Mary begging for the
orphan's fund, we try to find something to buy from their company of equal
value that can be easily resold and tear up the invoice. Or, share that my
cousin from my father’s side is regional manager of the IRS who will probably be
most happy to become acquainted with them and their business on a permanent
basis. LOL
Actually, being in the real estate business we are guaranteed
payment through Title, so late payers is not a problem, but if you have cousins
that love you…
Late payers can be a wrecking ball for a company as many a business
has gone bankrupt with excessive accounts receivable clients. Ask the 40+ subs
that apparently went under building the Venetian in Vegas who were delayed
payment, because Sheldon Adelson far exceeded his budget.
Lastly, be careful with whom you do business in extending payment
terms, if you can’t get them to pay upfront. Assume everyone will delay payment if given the opportunity, so assess how you want to deal with them knowing this fact.
Less and less as the mortgage interest goes up, making the DTI qualification out of the hands of first time buyers. Thank the Feds for this, as they control the 10-year Treasury yield which pegs 30 year mortgage interest rates. As the yield on the 10-Year Treasury increases, so does the 30 year...

Less and less as the mortgage interest goes up, making the DTI qualification out of the hands of first time buyers. Thank the Feds for this, as they control the 10-year Treasury yield which pegs 30 year mortgage interest rates. As the yield on the 10-Year Treasury increases, so does the 30 year mortgage interest and all other mortgage programs. So, the housing market will gradually collapse as the mortgage interest rate increases, because you cannot have a vibrant, or decent, economy with a shrinking first time buying base in housing.
As an ex-IBMer, we are taught to not worry about competitive pricing. You're not selling price, you're selling value. If you equate your price to the value of your product and/or service you will have no problem closing the deal. If you can't, you don't deserve the deal.

There is a reason they are hesitant. Either they are jammed up already, or you haven't proved the value to them of your visit. So, first you have to uncover which of the two possibilities. If it's the former, you need to get across that you will only use a few minutes which will not cluster the day further. If it's the latter, you need to establish more value to them in exchange for their time.

Depending on the market value, perhaps, worth considering the creation of a professional brochure, video and other more professional marketing products. Also, cull lists of luxury markets in your area and market to them accordingly. Hold afternoon teas and lunches at the property to showcase to luxury realtors. And, conduct an open house every two weeks on a Sunday for four hours. In time, the effort will pay off. I have built and owned luxury homes for the last 24 years... luxury homes do not sell themselves.
They're lazy commission chasers with little regard for the general well-being of their clients. That can't be more true than here in Vegas where there are 12800 flaky realtors, most of them part-timers seeking additional income beyond their day job of being servers, bartenders, cab drivers,...

They're lazy commission chasers with little regard for the general well-being of their clients. That can't be more true than here in Vegas where there are 12800 flaky realtors, most of them part-timers seeking additional income beyond their day job of being servers, bartenders, cab drivers, strippers and hookers. If you want some fun, put out on the PA you want to talk to a realtor during the day in a local casino and most of the casino floor will get up and rush to a telephone. Many times my people have been trying to get the agent on the other side of the transaction only to find them hunkered down at a slot machine. We even had a case where a broker was MIA during a serious situation and was found at a casino. He actually confessed and asked me to take care of the situation for his agent. Being ex-IBM, I take a very dim view of these antics. So, do your job to the best of your ability and find a way to get better every week.
The best way is to do open houses for established agents who feel open houses are beneath them, or are too bloody lazy to do them, and acquire contacts accordingly. Those coming to open houses fall into two flavors - lookeloos or those interested in buying a property in the near future. If they...

The best way is to do open houses for established agents who feel open houses are beneath them, or are too bloody lazy to do them, and acquire contacts accordingly. Those coming to open houses fall into two flavors - lookeloos or those interested in buying a property in the near future. If they don't already have a realtor, meeting them on site gives you a chance to gain their respect and trust, to make you their realtor. Everyone starts somewhere and this is a great approach for new agents.
It's tough getting a loan for land... it is usually purchased for cash, then used to collateralize for a construction loan. Best to start with local banks where you may have a local presence or relationship. If they can't help, ask them for referrals to regional banks and other lenders. Good luck.
