Well, we no longer have open houses, so all property showings are done by appointment only, at 1/2 hour intervals.  We are require to observe all Covid guidelines, and wear PPE ~ It does reduce the amount of traffic through a home, and due to such limited inventory and increased demand in the... (more) Well, we no longer have open houses, so all property showings are done by appointment only, at 1/2 hour intervals.  We are require to observe all Covid guidelines, and wear PPE ~ It does reduce the amount of traffic through a home, and due to such limited inventory and increased demand in the Bay Area, homes are selling way over, multiple offers,  with completely booked appointments, from 9-5. It's a bit of a challenge~

I've been busy putting folks into homes over the last three months, lots of VA Buyers and others looking to take advantage of the low interest rates. It boils down to how much time you have to waste.  If a client is unwilling to get the preapproval, you have to wonder how serious they are.  I will send them listings, and encourage them to go to open houses, but advise them that we can't get started looking seriously without the preapproval. ... I got a lot of that from more experienced agents when I first started in the business.  I've got 30 prior years of experience so I'm fairly comfortable dealing with those types of situations.  If I felt like a particular agent was not responding, I would call, leave a clear, concise voice mail,... (more) I got a lot of that from more experienced agents when I first started in the business.  I've got 30 prior years of experience so I'm fairly comfortable dealing with those types of situations.  If I felt like a particular agent was not responding, I would call, leave a clear, concise voice mail, being as polite and professional as I could be, and I would follow up in writing with an email and blind copy myself.  IF I did not get a response after a day or two, depending on how critical the issue was, I would contact the brokerage and ask to speak with the managing broker, and I would inquire if the particular agent might be on vacation or out sick.  I would explain why I was calling and that I had made several attempts to reach the agent, and was concerned about not hearing back. That approach usually yields results.   Most agents try to avoid answering those types of questions from their broker.

Well, the easy answer is "before you need one"; but that's usually not the case. I suspected I had a termite problem way before I sold my home, but when it finally came time to put it on the market, I had to have an inspection done and eventually had to tent my home for the new buyers .  An ounce... I suspected I had a termite problem way before I sold my home, but when it finally came time to put it on the market, I had to have an inspection done and eventually had to tent my home for the new buyers .  An ounce of prevention might be worth something nowadays! Now that I'm in the business of selling homes, I always advise my sellers to have an inspection done before putting their home on the market; you do not want to negotiate repairs while you are in escrow.  Conversely, when I'm working with buyers, I also advise them to conduct a Pest Inspection so there are no surprises once escrow closes.

Absolutely negotiable!  Many folks don't realize that the listing commission is not set in stone, the only caveat is that a portion goes to the selling agent(buyers agent) and the remainder goes to the listing agent.  Typically a 50/50 split between the listing agent and the selling agent. I explain to them that if I can't negotiate my own commission, can they trust me to negotiate on their behalf. So, if an agent is willing to cut their commission just to get the listing, then how can you expect them to be a strong negotiator when it comes to the listing and the buyers agent? And...
