It is worth footing half the cost if you have a great property to list and you are sure it will sell.

There are thousands of competitors out there who have already been doing business for years- to make yourself stand out you need to go above and beyond. Talk to people everywhere you go and let them know what you do. Have great business cards made to hand out, be positive and smile a lot. This positivity is infectious! Advertise everywhere you can. It’s not cheap! But you have to do it. Work your buns off, it will pay out. If you don’t feel positive and happy, figure out why first, then work that in to your daily conversations. Good luck!

We have worked with many, many lenders and therefore, vetted many lenders. We will send you options that are legitimate. This is the very first step, and one of the most important. I have worked with buyers who have chosen to use their own lender- we went into escrow with their pre-approval. The last contingency removal is the loan contingency... this is the final step in the transaction. When the lender who first wrote your pre-approval letter cannot actually get your loan underwritten, the deal is dead. One of the many reasons why you need a real estate agent in the first place - we are here to help! The pre-approval process depends on a number of factors: the most important being your steady income, your fico credit score, and your debt to income ratio. If you are gearing up to purchase a home, do not make any large purchases, or change your income in any way. This raises red flags with your lender and if you buy that boat you have always wanted in the interim, your pre-approval may not stick in the end!
