Charles - INTEGRITY should ALWAYS be the most important factor when aiding clients in evaluating their future homes. When you advise of a concern, you should also provide them with resources to correct the issue as there is no bad home, only concerns in need of addressing. Remember, you're part of a team that the client has assembled to aid them in evaluating their future home. Your realtor teammate's job is to take that information & utilize it in the negotiation of the purchase of the home - not your's. It's the lending teammate's job to evaluate if the property should be approached as a renovation project or a conventional loan.
As Home Inspectors, we provide our clients with resources to find safe & sound structures for them to create a home. Don't forget, that by you upholding your INTEGRITY, you're also providing the realtors & their brokers with a level of protection from liability - which is why our industry actually came about.
As we're a serviced based industry, we typically focus in on providing resources to others, & forget to search out protective resources for ourselves. So, I would like to provide some resources that have enabled us to handle similar issues:
1st - sounds like you need a better E&O coverage . . Please contact Carrie Joubert-Lawson, CIC, Program Manager at InspectorPro Insurance Program: (801) 610/2734 (Direct); clawson@citadelus.com; www.inspectorproinsurance.com
2nd, sounds like you need to have a PR / Social Media / Customer Service Management vamp up. . I'd suggest either Survey Local (for a monthly fee) or Groove (which is a free service if your Credit Card Processing Company is set up with TMS). These services aid you in protecting your reputation & promoting the value you provide clients, while also aiding in search engine optimization.
Survey Local Contact: https://support.surveylocal.com/ or 800.556.7063
Groove Hookup: Aaron Fuhriman with Small Biz Guardian 1-800-608-7363 ext 605; www.smallbizguardian.com.
You should also ensure that you've taken ownership of your Google My Business account & use the free Google Review option to promote your company.
3rd - ensure that your contract has a clause in it that ensures that all you are responsible for if their is any issue is the cost of the inspection. BUT, before you even CONSIDER giving your hard earned money up, ensure you have a procedure to evaluate the issue, & do not hesitate to get your insurance & legal team involved. I would suggest checking out Legal Shield - Specialist Pete Katsaros: 609.605.7241; www.legalshield.com/hub/livingdreams
There are other resources out there that aid Home Inspectors as well & I would suggest that you look into which might fit you the best.
But I wish you the best and do not let these situations deter you from aiding & protecting future clients.
