Find a Mortgage Broker! Mortgage Loan Originators (MLOs) that work for Brokers are licenced, required to pass state and federal tests, must be bonded (in NY), must complete continuing education every year and only get paid to close your loan! MLOs at banks and federal credit unions are registered with the NMLS and are not required to be educated, licensed, pass any tests or be bonded. In short, they are there to sell you one of the four or five loan products they offer, not help you find the RIGHT loan product that meets YOUR needs. Even FHA loans are different between lenders. If you want to work with an expert, call a Licensed Mortgage Broker! If you can find one, like Vickie or me, that is also a Licensed Real Estate Broker, you have found someone passionate about helping you through the entire process with more knowledge than most folks that do either seperately.

They never intended or are incapable of paying, and you delivered the notice exactly at the right time to reduce your losses! 30 years of land lord experience has taught me this. To be blunt, they don't care what your problems are, they want to know what you can do for THEM! Before you to interview, or even apply, find out what makes them tick, what your interviewer is interested in, what their strengths are and, most importantly, how YOU can help THEM. Make the whole conversation about them, let them talk, make sure they know you are listening and, when asked, present a solution...YOU! I have no doubt that a life time of experience would be a HUGE benefit to any company. Stop moping, shift your focus to the other party and help them get ahead. They will be begging to hire you!

My brilliant wife has always told me to do what I do to the best of my ability and God will take care of the competition. I have found this to be true over and over again. One quick story... At the Real Estate and Mortgage crash I decided to start doing a live radio talk show on our local Christian talk station. A long time "friend" of the radio station, who advertised on the station regularly and was my competitor, started his own radio show at the same time slot, but on a different day than mine. I was furious, but listened to my wife and just kept doing my show the way I knew to do it. After only a few short months the competitor not only left the talk show business, but stopped advertising on the station all together, which left me to speak exclusively to my audience. Keep doing the right thing, as you know how to do it, and the rest will work itself out. The negativity generated by all this can eat you for lunch and it's not worth it!

I learned that the banking industry as a whole stopped lender on vacant land. Banking shift... sound familiar? I decided to originate mortgages so I would know where the money was to buy the right real estate at the right time. I quickly fell in love with the industry and spend most of my days putting deals together for first time home buyers, investors, flippers and commercial buyers! Send your best clients links after you close and ask for them to leave reviews and feedback. Once you have positive reviews you will get some good organic leads, but juicing them up with paid ads after that will bring you warm leads from borrowers who are ready to pull the trigger!
