Hi, Marsha! If your home has not sold yet, the agent you have used to list it has done something wrong. I think it's important to understand that they old saying holds true... "you get what you pay for". That being said, your listing agent will be doing all of the marketing for your home. A good agent likely has a large network and strong marketing strategies & tactics. That means they are valuable... (more) I think it's important to understand that they old saying holds true... "you get what you pay for". That being said, your listing agent will be doing all of the marketing for your home. A good agent likely has a large network and strong marketing strategies & tactics. That means they are valuable to sellers and so is their time. They will have the methods and means to maximize the money you will get for your home. Anyone can sell a house, but good agents do not leave any money on the table. They will get you the most for your most valuable asset. Agents/brokerages that charge a flat fee are likely to be going for quantity and not quality and the service they provide may be reflective of that. They have no motivation to sell your home for top dollar and may not put the effort into their listing marketing campaigns because there is no monetary reward for them to sell your home for the most money. The motivation is to move on to the next seller that will will pay them the same amount in a flat fee.

The most striking argument to use a real estate agent for purchase is that there is no cost to the buyer and an agent can help you in a number of ways. Its important to know that the builder will be using their own agent who has a fiduciary obligation to their client (builder), not the person making the purchase. The agent acting as the listing as well as the selling/purchasing agent, will be doubling commission and therefore their interests may impact how they execute the deal. Having an agent of your own when making a purchase can help you to navigate the market and understand what may improve your chances of winning the home. A real estate agent can also simplify the process for you and help you negotiate the best thing terms or you, rather than concede to the seller wants. There are a hundred other reasons to use an agent to purchase a home, but these are a couple pieces of info that may help you make a decision.
