Reasoning is that prices are still on the way up. Every person’s situation is different, so a blanket answer is not appropriate.
I try to talk over any other factors. Location, condition, upgrades and such. If they are willing to spend to improve what they can, they should be willing to reduce the price instead. Or improvements made could sell it.

When we have a sellers market, many homes are listed often far too high. Lack of sales and price reductions often bring sanity back to the market.

GLVAR forms allow a client to opt-out of home inspection. This makes sense for a flipper buying a property. I do not recommend to my regular owner-occupier clients skip inspection.
