I've worked with at least 6 newbies in the past 2 years. The most important things for them to understand are budget, pre-approvals, HOA's & Condo associations. I find that a good majority of them will scout Zillow at night and I get the barrage of text messages "WHAT ABOUT THIS ONE...???" And of...

I've worked with at least 6 newbies in the past 2 years. The most important things for them to understand are budget, pre-approvals, HOA's & Condo associations. I find that a good majority of them will scout Zillow at night and I get the barrage of text messages "WHAT ABOUT THIS ONE...???" And of course most of the affordable properties have insane mandatory membership buy-in fees or expensive HOA's... and the rest are all under contract. My other word of advice is to guide them gently so they understand if it's on Zillow and looks too good to be true, it probably is. Then I encourage them to use my website and look at the list of homes I've selected that will fit within their budget.
