In Palm Beach, we have a 23.3% drop in closed sales and 26.9% in closed cash sales from Jan. 2018 to Jan. 2019. Inventory has grown by 9.8% over the same period of time. Definitely a buyers market or at the very least the beginning of one.

Had a client who was looking to buy a $450K home. Showed them several properties for over 6 weeks. They finally made a decision and picked one and here is where the trouble really began. They were to deposit $10K in escrow in three days which they did not, it took them 6 days to do so. Had to put out fires with the sellers. Once the inspection was done, the inspector noted 46 items that showed concern. Mind you minor little things we usually see like a craked lite plate, outlet not being GFI those kinds of thing which with a couple of dollars would have fixed. They had in her contract that by the 11th day a second escrow deposit of $15K needed to be deposited. We got the owner to take care of most of the items of concern since like I said they were minor items and then on the 12th day I was ghosted. I, my broker nor the bank couldn't get ahold of them, they went completely dark. The second deposit was finally made 3 weeks past the deadline on the contract. They now had $25K in escrow and then they vanished!!! Never to be heard from again, the seller's were livid. They spent extra money repairing the house, made a long time renter vacate the other property they owned because that's where they were going to live, pack up, moved out and the deal never closed. I know the sellers got their attorney involved because he wanted to keep the entire escrow and the buyers did not return calls, texts or e-mails. To this day I don't know how it all turned out but it was exhausting, to say the least. This has been the only deal to date that I have never been able to close. It's never a done deal till the papers are signed at closing and you're holding your commision check.

Good old fashion consistency. There is no secret sauce in Real Estate. Keep doing the things you do well and work on the ones you don’t. Leads are like onions, if you don’t peel back the layers by asking the right questions you’ll never know if they are serious or not.

Clients are usually the best source of referrals. Also try and build a good relationship with a lender they are also a good source for referrals.

I would definatly invest some money for some on line marketing. Facebook would be a good place to start.
