Exclusives can be used if the seller would like to remain discrete about selling the house. Exclusives also allow a listing agent to market the home themselves with in house clients and could possibly offer the seller a commission percentage less then if they put it to open market. The exclusive ultimately benefits both parties only if it sells during the exclusive part of the listing .
