The LL is usually the responsible party unless your lease states differently. The LL usually contracts with an outside vendor or in some circumstances has their on-site maintenance staff do the removal. This is generally how it's done. In some circumstances, again as defined in the lease, the tenant may be required to perform snow removal in the lot, keep the sidewalks clear, etc. Check the lease.

That's a question with many variables Brett. Most property owners (not all) know very little about roofing. They usually gravitate to "just repair it" to finding the low cost option with guarantees not provided by a reputable manufacturer, but end up getting their 'guarantees' from the installing... (more) That's a question with many variables Brett. Most property owners (not all) know very little about roofing. They usually gravitate to "just repair it" to finding the low cost option with guarantees not provided by a reputable manufacturer, but end up getting their 'guarantees' from the installing roofer. Not knowing what they are buying or looking at, the devil is in the details when it comes to roofing. And, deciding upon a system and materials depends upon the type of occupant in the building, will the building be held for some time or flipped? I don't have enough space here to point out all the options and pitfalls . . . roofing for most owners is a mystery.
