Less disappointment if your ready! A good Realtor should be willing to put in the time and effort to help make their Clients dreams happen!
This property looks like it has a flat roof from photos, I would recommend the Seller contact a professional for tar Roofing and eliminate the rolled Roofing if feasible. Try to obtain a roof certificate showing the life of the existing roof. better to have some real answers for the Seller and...

Everyone should want a win win for all parties. The inspector is not a Roofer.
Safeway on the East side of town. I did not shop there much, but there is a lot of people that need a grocery store in that area. It would be good for the elderly or people without a car. Empty building are never good for the community.

The Home I sold and the friendship I gained in the process. I listed a very nice home for sale with in one day I meet a couple that did purchase the home and became dear friends. Gaining relationships is the best part and finding different properties for different needs. I Love my Job!!

I believe the lender that is not pushy and truly cares about helping the new home owner and follows up with communication with the agent referring. Every time someone mentions the agents name the lender needs to reach out to inform the agent how things are looking for your new Buyer. Offering...

Offering options and having knowledge to guide the Client into a loan that will work for them. To make sure all are informed of the steps as they are coming up appraisal , underwriter etc. Communication!

I believe the best way to get new Seller's is through referrals, If you have done your job as a Realtor you will have people who will tell there friends or family about the process being simplified by having knowledge and guidance from your agent.
