When it comes time to negotiate it is more the issue of meeting the customers budget without getting to know that budget. Not like the Property Brothers or Chip & Joanne. You have to first sell yourself that the customer wants you and then start that process that will bring to light the costs of each and everything they want and it's cost to perform. That kind of scrutiny of what you do allows them to then pick out items that they do not want, they opt to do themselves, or simply can not afford at that time. This approach is the great length you go to -to secure a deal. In some cases it is the perfect success and in others, the week of time invested comes to naught. It is as much or more the stress than doing the actual work itself.  That is the greatest length you will go to for your customer. Product search, whether or not it is legal to install, whom can legally install it, does it require a permit, who sells the product, how long does it take to arrive, will it actually do what a customer believes it will do or were they just fed a line of hype and how can you diplomattically let them know.  Example : " a tankless water heater make instant hot water !  Yes, it makes hot water instantly but it still takes minutes to arrive at the point of use."  You will need a pump system to get it there for instantaneous use.  They may simply not want to hear this and you will loose the job trying to protect them. You have to prepare yourself for this inevitability, it will happen. Keep doing what is right and keep trying to protect your customer base and it will come full circle to the fact that you are that person that will not compromise RIGHT !.

I have a problem with Home Advisor, Thumbtack, Angies List, Go Smith , and now most interestingly, BBB. I have been doing a little snooping between the lines and here is what I have been able to find. Each of the leads service companies has done to some measure clear distinctions in calling a licensed Plumber a licensed Plumber but will turn around a sell a Plumbing call to a jackleg wanna be unlicensed individual. They all have said the verify licenses and yes they will try to verify if you give them the license number. If you just say you have a license they don't try to verify at all. In Texas we have the : tsbpe.texas.gov  site Texas State Board of Plumbing Examiners and all license holder by name or number can be verified. The top 20 so called Plumbers by the leads services in Garland, Rowlett, Rockwall, Mesquite, Dallas, Richardson, Texas are in fact 116 illegal entities and only 4 licensed legal Plumbers. We had a little coommunity forum on Facebook that took place 2 weeks ago where another person / client customer was taken by a jackleg wanna be. I suggested they check with the tsbpe.texas.gov site and a gentleman joined in saying to check them out on BBB. I said they were not much better and he challenged me to find where they were not accurate. To date 5-17-18 I have found 136 clear violations of Handyman Co's soliciting Plumbing Services and performing Plumbing service and collecting remittance for Plumbing services all illegal. The penalty for each occurance is $5000.00 . The penalty for not having a Master License No # in your ad is the same and the penalty for not listing the tsbpe.texas.gov on your paperwork is also the same. The BBB said, " that they did not have time to follow up on each individual to insure they had proper license's."  They have lost vision with their purpose and objective and no longer are what they are selling themselves to be. It appears that the greed for sales has driven each of the leads services and the BBB to allow any wanna be jackleg to pass themselves off as a Plumber and buy leads and then by quantity of reviews to be accredited A-1 by the BBB. I tell you emphatically to check out everyone in the State of Texas at the site listed above. The number ONE violation is in the installation of a Shower Pan. It can only be installed by a licensed Plumber and must be permitted and inspected. Anywhere from 100-200 of these are installed either wrong or by an unlicensed tile setter every week in the Dallas / Fort Worth area.  I have for one been turning all of these jackleg's in to the State. They are on every site listed as Plumber - Handyman - Tile Setter - Bathroom Remodeler - Kitchen Remodeler  and all done in house where they are the Remodeler, Plumber, Electrician, A/C HVAC, tile setter , painter, insulator General Cntractor all in one. A good General Contractor that has his licensed Subs is worth his weight in Gold. The others are all criminals. Turn them in and take them out of the gene pool as they are an infection that destroys it for the legal ones. Turn in to the State authorities each of the leads services that are in fact selling leads to the unlicensed jacklegs. Send a letter to your State Representitive and the Governor in your State. Make the difference. If not you , whom ? If not now , when ?

(more) I have read a lot of these and there is some true statements in many of them. The BBB is a Big Brother watching over you organization that for the most part does a very decent job. From time to time will even throw out a job lead or two for the money. A couple three of these may even pay for the years investment.        It is however not us that are footing the bill for their service that becomes the real issue, it is the fact that the general populace has put their belief in the BBB as the go to place for info. It is therefore for us the Contractors to afford the potential client some way to verify some measure of truth about whom they are potentially going to pay thousands of dollars with.        The frustrating issue from the contractors stand point lays in with how far the BBB will take their verification process. Seems they will allow anyone to be a member which in fact is how they make their money to provide the service. But, they will in their review say, " customer you should check this person out to make sure they are LICENSED & INSURED ".  To that I say, what are we paying you for ? This should be foremost on your objectives and it is not. That makes the service then and avenue for anyone to get on and be a BBB accredited law breaker. And, the BBB is facilitating it.        The STATE of TEXAS , TSBPE Texas State Board of Plumbing Examiners , will and does enforce the license law for Plumbers in Texas. The penalty for Soliciting, Performing, Representing, Being Paid for any PLUMBING SERVICE is subject to a fine of $5000.00 per occurrence. The fact that the BBB will allow an individual to be part of their system and to be breaking this law tells me that they do not adhere to the very essential basis of their tenets !  For that reason I have again dropped my membership with them till it once again becomes their purpose to truthfully protect the community that they say they hold us to, in our accountability.         It would be very simple to check any individual in our industry by going to the State of Texas @ tsbpe.texas.gov and do a public search by name or license number. No individual that does not hold an RMP Responsible Master Plumber endorsement on their license SHALL engage in the Plumbing trade to : solicit, propose, collect, install, any PLUMBING in the State of Texas. The only option available to that individual is that they must employ an RMP on their payroll and that person would be the RMP for that business alone. He cannot be the RMP for his own business and that of the individual that is employing them as theirs. On that premise alone, the BBB should verify to the public that the individual they are endorsing is in fact a licensed Plumber. That can be done for every trade in the State of Texas.         We are faced with members of BBB that are National brands like, Angies list, that says they verify all their trades. In my last search for my city I found 18 of the top 20 to be all unlicensed and soliciting for Plumbing Service. This is why I have a truly hard time wanting to be a member of something that undermines what I am held accountable to uphold. I'll assure you that they are not the only leads service doing the same misrepresentation. It's a difficult decision at best.          I have been a member off and on of BBB since 1975 and in 13 different states. Check it out and be very conscience of what your decision is on this matter.  Wrong can not be considered right for a buck. That in itself is wrong. So I ask, " Who is the BBB to the BBB " ?

(more) No. Now if you have a cost plus project and you have spelled it out as such then both parties have already agreed to disclose each sub with the understanding that there will be a General Contractors profit and overhead mark up on each of those quotes. It would be be considered gosh or wrong for the customer to circumvent the General and try to hire around him using his subs. As a sub, when I have a customer that has done this to the General I work for , I simply will not do the project because the customer has shown their true colors to be manipulative and there is nothing to keep them from simply doing this to everyone at any step along the way.
