About Us

A Certified Notary Signing Agent is hired as an independent contractor to ensure that real estate loan documents are executed by the borrower, notarized, and returned for processing on time. I identify the signers, the documents, witness the signer(s) executing the documents, review the documents to ensure completeness, give oaths and/or acknowledgments as required. This is a people business, and my goal is to give the best accurate service to all parties in each transaction assignment accepted from start to finish.

Airbnb Super Host: Level 3

How We Got Started

The 2nd attorney I worked for obtained my 1st commission. The last office I worked at the City Attorneys of Commerce specialized in Real Estate transactions when not doing Estate Planning, Family Law, Probate, and Criminal cases. They taught me how to run the closing tables. When I moved from the county to a major big city, the title company that our office used contacted me directly and explained the field opportunity for Notary Signing Agents and Mobile Notaries. I like people and being a positive part of customer service meetings.

During 2018 my team and I were super aggressive in fix n flips. 3 of the 4 have sold, and the last is a hold for a few years as a short or long-term rental near TCU listed on Airbnb.com (The West Biddison Near Blue Bonnett & TCU, The West Biddison Suite ZIP: 76109).

A year ago, I decided for BNC Aquisitions, LLC, to rent out the mother-in-suite attached to the main house, a separate listing.

2021 is 3rd year of BNC's "Super Host" status.

I didn’t know this was a perk! I already connect to several folks within my community as well as across the nation. If no response of any type, then on day 8 I post and send by Certified Mail a Texas Notice To Quit.  When 5 days past and no response I go direct to the Prescient Court where the property is and file for an Eviction Hearing.  A hearing is scheduled and the renter is served a  notice to appear.  I bring copies of the lease agreement, payment ledger, any warning letters, repair notices, copies of emails, etc.  along with a copy of the Warning Letter and the Notice to Quit.  The only issue being addressed at these hearings are Does the tenant owe the Landlord.  A lot of the prescient courts here give you a form script to be able to answer the Judge's questions, amount in arrears, late fees as of the date of filing, when the contract was signed, the amount of the monthly rent, receipts, etc.  Judges love it when you come prepared!  I make 3 copies, placing the "Presentation Script"  in front, make an Table of Contents list, then I use monthly tab dividers (January, February, March, etc.) and place each document and photos in date order.   I have only had to do this process 3 times since 2010 when we first started purchasing duplexes to rent.  Of the 3 cases I filed, 2 of the 3 resolved at the hearing and 1 decided to take it to a 2nd hearing for failure to pay or move out and a constable was assigned to physically move that party out. I had to have 3 impartial persons remove all the renter's personal property out to the curb while the officer was present and then change the locks.  This is a good resource that explains the process and has forms, along with letting you select what state the property is in:    https://eforms.com/eviction/tx...

It seems a little slow right now for FHA and VA Loans.  I would dare to say it may impact these type of loans funding because they are divisions within the government.  (more) It seems a little slow right now for FHA and VA Loans.  I would dare to say it may impact these type of loans funding because they are divisions within the government.
