The only current "trends" that our Office is currently experiencing is that most people who are in search of purchasing a home are looking for Key Features and Creature Comforts. Private home offices. Well-Equipped and functional kitchens that fit into their entertaining for personal use. lf... (more) The only current "trends" that our Office is currently experiencing is that most people who are in search of purchasing a home are looking for Key Features and Creature Comforts. Private home offices. Well-Equipped and functional kitchens that fit into their entertaining for personal use. lf they are cooking at home, or had to ( some actually enjoyed cooking, or were hoping to enjoy a new experience at home!)  they wanted an updated kitchen that is totally functional, upgraded, and pleasant to work in.  Islands with seating, lots of cabinet storage, and a pantry they were pretty much on everyone's list. Another item on the wish list were ample size family rooms that are good for super comfortable furniture and whatever else they own, or were purchasing. Large televisions, media rooms,  sound systems, gaming, etc.  Tall basements were a plus for gym equipment or workout equipment but that was not on everyone's list. Outdoor space is also on their it is also on their wish list . A well laid out deck, a fire pit, a fenced-in yard for privacy and some shade trees are another plus. And for the first time,  most people were looking for a garden space.  If you have to spend time outside,  you might as well really enjoy your yard! With the heat of this past summer,  and many people were stuck at home,  some were opting for houses with pools ....whether it had room to put one in, already had one, or some were looking specifically for in-ground pools. Central air is a plus on anyone's wish list. The pandemic gave people a chance to re-evaluate that if they were moving, they wanted to concentrate on what was really important for them in their housing choice , and check off as many boxes on their wants and needs and must-have lists. Open-plan functional layouts in housing,  natural light, replacement windows seemed to be very important on everyone's list. lf a buyer is telecommuting, they want the convenience and privacy of a designated room in their home to get their work done,  however, be able to come out of that room and enjoy the rest of their space and the feeling of  peace and relaxation of their home and private yard  when they are not actively working . Not everyone wants or wanted a super huge house, but the low, low interest rates made it affordable for them to attain more of their "wants list"  in a home that they could still afford, and put them in  better position than years ago with the very favorable interest rates. The purchasing was, of course, with the knowledge that their jobs were secure and they would be having employment after....in order to afford what they purchase .   The pandemic truly did shake up the market, and made most Buyers and  made most people re-evaluate their decisions on purchasing housing, what type or style of housing they wanted to live in, ( single-family, multifamily, condo, condex,  duplex, over 55, etc. ) where they wanted to live, (location) and as many items on their wants list that they could achieve. The scarcity of inventory on the market is what has driven the prices up. Most Buyers can't always find the "perfect house"...... they just find the perfect house for their needs and wants and wishes. That's why they buy them! It all depends on the Client. The  perceptive Agent should ask the Client how they wish to be contacted, phone, text, email?  Not all Clients want the same contact. Sometimes if they say they will call YOU... they will.  If you cross the line and offend your Client's requests... Bye-Bye Client..... (more) It all depends on the Client. Sometimes if they say they will call YOU... they will.  If you cross the line and offend your Client's requests... Bye-Bye Client.. Most who have cell phones will actually READ a text before/rather than "chat" with the caller, because everyone's time is valuable. Both the Agent AND the Client have valuable time and any type of verbal or written contact should be respected to the wishes of each party.
