Floor time doesnt work in Miami and given the efficiency of internet, few come into offices looking for an agent.  However, getting involved in the community is a great way to increase your sphere of influence.  I don't spend advertising money on lead gen stuff but I do sponsor and advertise on... (more) Floor time doesnt work in Miami and given the efficiency of internet, few come into offices looking for an agent.  However, getting involved in the community is a great way to increase your sphere of influence.  I don't spend advertising money on lead gen stuff but I do sponsor and advertise on association and affinity group type orgs. where I am already involved and known.  I would not spend that money until you've got a track record established. In the meantime, seek out a high producing agent who needs help and be prepared to do the grunt work like making brochures, buying stuff for open house taking signs out, and showing, setting up show schedules, etc.  Aligning with a good agent that will bring you along on client meetings will help you get the skills you need.  Try to work out a split compensation for each client vs. hourly.  good luck! The thinkgabout the holidays is you get a lot less traffic, but the % of qualified buyers is probably higher vs. total traffic because these folks are looking for housing despite all the holiday distractions. Maybe they have a goal to stop renting in the new year or maybe they've got time off. In my experience a Pre Approval is much stronger because it shows the lender has verified more documents, i.e. tax returns, income, debt, pulled credit, etc. A prequalification is more general and brief. The borrower still needs to go through the underwriting process, so the pre approval is not...
