Upon meeting a seller, I feel I need to have a good, easy to understand, listing presentation, and an information sheet for the seller explaining all that I am planning to do to market and sell their home. I have been told (this knowledge was obtained from being licensed in 3 states) that there are many agents that if you offer on the buyers side any less than 3% they may not even show or forward a sellers listing to their perspective buyers. In my case, when I explain all the marketing that I plan to do on their home, and the importance of offering 3% to a buyers agent, most sellers agree that to list and sell their home in the shortest amount of time, and for the most amount of money, we need to list the home for a total of 6%!

When you have a potential buyer, you first verify that the buyer can afford the property he/she may be interested in. This is accomplished by obtaining a pre-qualification letter, and calling the mortgage establishment to find out how solid the buyer is. Then you need to have all good people on...

When you have a potential buyer, you first verify that the buyer can afford the property he/she may be interested in. This is accomplished by obtaining a pre-qualification letter, and calling the mortgage establishment to find out how solid the buyer is. Then you need to have all good people on board, such as a knowledgeable attorney, title company, surveyor if needed, and of course a good home inspector. A key is not letting anyone over react to problems in the home inspection, or any bumps along the way!
When you have someone whom wants to sell a home...verify that they "truly" want to sell the home. This is accomplished by asking the right questions, and feeling comfortable with the answers. Noticing and correcting any material problems that may exist in the property, so there are not any surprises when it comes time for a buyer to do a home inspection.

I have not worked with any first time home buyers since I became licensed in NC. In NM and MD, I worked with several, but the average age of our home buyers is 53...so most have owned a home before!

I would spend more time volunteering. With working as a full time Broker/Realtor, any additional time goes to my elderly Mom of 91!
