Are web hosted 3D walkthroughs a must when selling real estate?

I'm a photography professional with more than 13 years' experience.
My perspective is this: if one's marketing is so "good" the buyer never comes in - meaning the listing is so well exposed that buyer never meets the realtor, nor do they ever experience the listing - that isn't good marketing.
If by 3D, youre referring to the schematic produced by Matterport/iGuide, that exploded spatial rendering isn't comprehensible - they still don't understand how the listing feels and flows.
If you mean virtual tours, yes, those can be valuable for potential buyers who can't come to a showing - and with covid, those VRTs do have value. That said, because VRTs may not render well on every device, or may not be something older buyers will even use, a 30-second video is often a better solution.
Technology is great, but using tech in a way that limits or kills one's pipeline - because those open houses are really important for meeting potential buyers and sellers - or causes a potential buyer to skip an in-person viewing because they've see it all already can be sale- and pipeline-killers...
The entire goal of photography is to make a listing so enticing, the buyer can't NOT go see it in person.
