I have a couple of unusual incidents. I showed a house with 37 cats in it. My client was extremely allergic and had to sit in the car. Meanwhile, his girlfriend and I walked through. It was one of the cleanest houses I have ever shown and there wasn’t any smell what so ever. It was shocking to see that number of cats. She was breeding cats and had one bedroom turned into a “cat nursery”. Some of the mother cats had litters of kittens. Still, I was amazed at the cleanliness of that home!

Our market has changed a lot during the last five years. We were always a quiet “secret” market with lovely homes nestled in a warm climate between two of the Great Lakes. We live in wine country and peach and other tender fruit are also grown here. We have not had the kind of weather people typically think of for Canada. Therefore, during the last few years we have slowly become a seniors’ retirement community. Then suddenly in 2016 approx. real estate just started to boom here. A little house between $150,000- 200,000 became hard to find and now today that same house is valued and sold at between $270,000- 360,000. Our average price now in our region is between 400-470,000. Quite a jump! Our market now, is one which has younger buyers incapable of finding a starter home. Our employment here is not manufacturing any more and jobs for millennials are limited unless they commute to the Toronto area. Rising Toronto prices boosted our prices out of sight. It has calmed down after 2016-2017 but it is still difficult as a Buyer to find affordable houses on limited incomes. The seniors selling their homes to move to a Retirement home or small condo have done very well as Sellers. And of course Toronto Seniors moving to our Niagara Region have sold their house in Toronto for very high prices $1.2 or 1.3 million and then buy down here a new home between $600-800,000 and still put money in the bank. Right now it is still a Seller’s market for homes under $500,000 but a Buyer’s Market for homes over $500-800,000. I’m thinking that a more balanced market should be in play before the end of the second quarter. But, I don’t have a Crystal Ball and I wish I did!

A home inspection is not mandatory before putting your home on the market. However, when I personally sold my family home, I did have a Home Inspection done and then I fixed every issue he found that could be a potential deal killer. I knew my house well, as we had lived there for many years and I felt confident anything he found would be minor. I was prepared to correct any problem and yes it cost me close to $1,000. However, a homeowner should be prepared that if there is a major issue needing repair that since he is now aware of the issue, he should disclose the issue if he does not repair the problem. Of course, another Home Inspector may find other things your Home Inspector did not find and then you have to make a decision which best suits you as to whether or not you want to correct those problems or chance that the deal may fall apart. Personally, I would want to know any issues and repair them if possible and not lose the deal because of a Buyer trying “to nickel and dime you” on a sale.
Networking is a viable tool, to bring “to your toolbox”, a number of qualified professionals who can assist you in fulfilling requests from past and present day clients. Once your R.E. deal has closed you can easily forget your past clients but, it is important to offer to your Buyers & Sellers...

Networking is a viable tool, to bring “to your toolbox”, a number of qualified professionals who can assist you in fulfilling requests from past and present day clients. Once your R.E. deal has closed you can easily forget your past clients but, it is important to offer to your Buyers & Sellers trades people who can be trusted to help them make changes to their new property. So by networking, I have built a portfolio of plumbers, electricians, painters, roofers, mortgage specialists, stagers etc. who are reliable, trustworthy and honest who can help them with their home projects. It gives me an opportunity to stay in touch with my clients and to develop and maintain an ongoing rapport with them. Also, when I recommend a tradesperson, a mortgage person, a daycare or whatever is necessary the person providing the service must produce to my standards and if they don’t produce, I choose someone else the next time. They get one chance to prove they are worthy of my recommendation! You will find your networking portfolio changes steadily over time as people and companies come and go and you have to have flexibility in adding to it or in deleting those whose services do not reflect your business model. You have to maintain high standards to be successful in Real Estate and you are accountable for those you recommend. It is always your name on the line!

Then phone or email all three agents and explain what you want done, your time frame, estimated costs involved re commission to sell the property and find out how and when it would be best to sell your property. Leave your contact info and wait for them to call you back. See how fast they call you back. They should return your phone with in an hour or sooner. If they aren’t “hungry” and don’t contact you back promptly, move on to someone else. A good agent should be timely in their response to you. As far as paperwork goes do electronic signatures. Also research land prices long before you contact them and have your list of questions ready to ask them re recent sales of similiar types of properties. Do some homework first before you speak with someone and make notes about the sales person that you spoke with. After all have called you back, review your notes and choose one of them to work for you. If you’re not happy with those three try again with another three until you find the right fit for you. Our process is quite different in Canada. I personally do not have experience dealing with the Escrow process. Once our deal is firm and sent to the Lawyer he/she completes the necessary work related to title transfer.

I had my wonderful late husband who was retired do painting at the properties to freshen them up. Actually, I had him do this twice. It helped to complete the opportunity for me to list the properties.
