(more) I was recovering from a back injury and started to write to distract myself from the pain. I was able to get my first novel, Kelly's Bar, published. A side benefit is that I can give my customers or associates that are not allowed to receive a tip, a signed copy. It is something that they will remember as a money tip is quickly forgotten.  I am well into my 2nd novel and also have 2 short stories.  Most of my clients enjoy my stories and look forward to me sending them my short stories. My real company provides business owners with financing but I am semi retired and not marking those services. However I have 35 years of helping small business owners and they are very loyal so I still am brokering loans to my past customers. Today I am focusing on my writing.

I provide business owners with business loans,mostly from banks, so I know a lot of accountants and CPAs. They are all great people but as a whole they are introverts. They may do a terferic job of accounting but they are reluctant to suggest any advice to their clients. My clients were not able... (more) I provide business owners with business loans,mostly from banks, so I know a lot of accountants and CPAs. They are all great people but as a whole they are introverts. They may do a terferic job of accounting but they are reluctant to suggest any advice to their clients. My clients were not able to get financing. I succeed in getting them great bank loans. I have a client that were almost out of business because they needed a loan ASAP. Turns out he had the same CPA of another client of mine. The CPA knew what I do but their instinct is not to take a chance giving referrals or advice.

However I am also 69 and the last ten years or so I think I stay self employed because nobody would heir me. It is difficult to find a career that will be a good fit but once you do you will get great satisfaction in knowing what you accomplished. I am sure you get that feeling now with the non-profit you operate.

I think it has a lot to do with what profession you are in. If you are offering a B to C service such a landscaper  or a dentist marketing professional should work. If you are offering a B to C service such a landscaper  or a dentist marketing professional should work. However B to B and other professions are much more difficult to market. I market to business owners and social media and other on line marketing have not worked for me. Old fashion meeting business owners or your target market is the only thing that worked. Besides referrals going to Chamber of Commerce meetings and other groups for business owners have been very successful.

There are a lot of predatory lenders out there that provide quick financing but most of them charge about 30+% interest. It is hard to exactly calculate because they take daily payments from their bank account. 90% of the loans I arrange are with banks with very good rates. It takes time to put together a compelling loan package but done right it will get approved. I only collect a reasonable commission when the loan closes so I am motivated to get the business funded quickly.

(more) To get a business loan on a start up you need a number of items: Decent credit, a substantial amount of your own funds invested in it and you need to prove that you have customers lined up. I arranged a loan for a start-up gym in San Francisco. The two owners signed a 10 year lease on a warehouse and spent about $300,000 in the improvements but SF is difficult to build in. The City wouldn't approve the design for the changing rooms and showers. They ran out of money due to the delays by the City. They were personal trainers for 10 years. I had them get letters form all their clients stating that not only were they going to continue with them but they were going to quit their current gym and join theirs. We also got 10 letters for other personal trainers stating that they will use their gym for their clients and pay $1,750 per month for the use of the gym. This got them the financing they needed to complete the project. They have been in business now for 4 years and doing very well.

However I have always learned my job until I was an expert. This will give you confidence. Years ago I worked sales for an automotive paint manufacture. Body shop owners would call me out when they had problems wanting me to pay to repaint the car. I always looked at this as an opportunity as if I could teach the painter the correct way to use the product the shop would switch to my brand just because they now knew how to avoid expensive mistakes. This was back in the 80's when the government was forcing paint manufactures to reformulate paint to be more environmentally less pollutant. It was s difficult time for everyone in the industry. I switched so many shops to our brand just because I took the effort to train their staff to use the new products that I became the #2 sales person in the entire country. You don't need to be a pushy "A" type to be successful. Know you job and product and don't let angry customers effect you. Look at as an opportunity.  I am know in business finance which is a very difficult field but I know what I an doing and my customers recognize that. They respect expertise and are tired of sales people who are just trying to sell a product. Become confident in what you sell and your customers will recognize that you are an expert and seek you out for that skill. Good luck.
