(more) Good question Scott!  Admittedly, this doesn't often happen in my line of work (our pay is part of the letter of direction for the lawyer at closing - hard NOT to pay that one) but my answer is the same one I have for pretty much anything that I need my clients to do.  The answer is to have the proper expectations laid out in the very beginning of the business relationship.  Everything I will be doing and everything I expect them to do is laid out in our first meeting.  I understand that other industries will differ, but I can honestly say that ALL of my clients that I've done the above for have been very grateful.  It leaves minimal room for any surprises and builds trust very quickly. (IE: I say I'll do something, and then they see me do it; then when I mention it's time for them to do something, there is no push-back.)  Expectations laid out beforehand; I like it and my clients appreciate it.  I'm a Realtor, so my case is different, but in your case I would be extra-certain that I mention (exactly) any payment expectations right at the start of the relationship, maybe even repeat myself several times in the conversation (professionally, not annoyingly) if it's warranted. Believe me, I know that some folks are just jerks and expect you to just take whatever they give, whenever they give, and for those we all have to have extra patience for.  However, most people, when they know exactly what to expect, will need minimal (if any) extra motivation to fulfill their part.  Really hope that helps.  Good luck to you Scott!

(more) Three of the qualities (really abilities - as you can be a person of great integrity but incompetent at marketing - for example) a listing realtor needs to have, that most often come up when I speak to someone looking to sell are:  1- knowledge of the market AND buyers 2- ability to market; to maximize exposure and minimize reasons why someone wouldn't see the property 3- negotiation experience, with a heavy focus on fiduciary obligation (seller's interest comes 1st.) Again, not necessarily qualities, but all three inevitably show character.

While it's true that there are plenty of home buyers that won't even look inside a home if it doesn't have the kind of exterior they like, most realize that the largest portion of their "home" time will be spent inside the home. This is especially true in older areas of town (like around downtown Toronto - for example), where the exterior of many homes is almost night-and-day when compared to the interior. I've found that it's when you start showing homes on the outskirts of town, where homes tend to be a bit newer and where there is more space between homes, that the exterior comes into play a lot more. Overall, the answer to your question is, interior. **but.... that does depend heavily on what area of town you're selling in, and in what price range. Hope that's of some help.

I do most of my followup using my gmail and activeinbox. Maybe it sounds too simple, but you can schedule emails, make emails into a "to-do" list, and I'm able to keep track of everyone. My company (C21) offers drip campaigns, but you could easily use mailchimp for that. What I like, and I'm likely more simple-minded than many of the folks here (Top Producer and some others are way over my head - get me bogged down with too much info,) is that everything is in one place: my contacts, all of their information, their communication with me, anything I have scheduled with them, etc..
