Since I am not a home inspector, then I would acquiesce this question to a licensed home inspector. This roof, in my opinion, appears to be in dire need of repair. You are correct, a rolled roof is not a type of roof. Some types of roofs include asphalt shingles (most common), wood shakes...

Since I am not a home inspector, then I would acquiesce this question to a licensed home inspector. This roof, in my opinion, appears to be in dire need of repair. You are correct, a rolled roof is not a type of roof. Some types of roofs include asphalt shingles (most common), wood shakes or shingles (which require oiling for maintenance) and slate roofs (excellent longevity). Additionally, there may be more going on under the roof than the naked eye can see, I.e. rotted plywood, moisture issues in attic, etc...
Building a relationship and trust with people over time to a point they come to the realization that you truly are in their corner and have their best interest at heart.... your not just selling or listing their home. Meeting some incredible people along the way has been the fruit of my labor...

No I would not. One is setting a precedent in the industry by cutting their professional service fee. It takes a lot to market and advertise any property... we shouldn’t be penalized if a property sells quickly and above asking price... That’s exactly what the sellers want, isn’t it?
