I do however farm to a specific area and have gotten new clients that way. Consistency is the key. I have also had some success in local neighborhoods with door knocking. Give people something of value with your farming or your door knocking. It may take awhile before they think of you automatically but if you keep in front of them monthly you will see results!

I also have offered cash to help with closing costs for first time home buyers and purchasing a home warranty for them.

Wow, that’s a tough one! Have you consulted with the attorney for the HOA? Can you file a lien against them? All things I would be consulting an attorney about. Sorry, sounds like a huge mess!

I still think the old school sources of farming consistently to a farm area are what gets your name and business expertise out. Most lead generation companies haven't worked for me in my market or I should say the quality of the leads and the cost as far as ROI are just not there.
