Many investors buy property so they can have an unending income for their retirement.  Then, for whatever reason, they sometimes feel the need to sell those investment properties only to realize that the investors interested in buying them are only offering below market value.  Everybody wants a deal, but at your expense! 

Sure, the cash is nice to have (if you can find a buyer), but equity has more power than cash...  Long term leases and a continuous (increasing?) cash flow is even more beneficial!

The solution?  Consult your attorney / financial adviser / lending institution.  Place those properties into a trust.  Hire a legitimate property manager - Like Pregler Properties - who will maintain your investment, increase your revenues (we know how!) and leave this investment income to your family as THEIR permanent income source!  More than one child?  Split the properties among them, but keep a property manager so your investment continues to make money for your children!
