The food served wasn't to their liking,  Very specific hours, served every day but the weekend, paying a premium, paid whether they were there or not... And promised they would not have to pay if they were asay for an extended time (they were charged)...   It made too much sense NOT to buy a house!   Had a good amount to put down, They got a ranch with everything on the main floor including laundry, attached garage (they both still drive) , beautiful yard...   So YES!  If it is affordable, and they can do a sizeable enough down payment so mortgage payment is  within reach, WHY NOT?

If a REFERRAL calls you, it means they trusted the person who referred them to you.  Doesn't necessarily mean they are qualified, but a small amount of trust has been established. They called. Depends on which customer...   Tenants?  Between 2 and 40 each day.     New Property Owners?   Between 0 and 4 each day.   And this is with office staff screening the "guest cards" that come in from our internet marketing - we syndicate with more than 40 other rental websites. ABSOLUTELY...   Without question.  It's all part of the "first impression".  While it doesn't tell the whole story about a property, it makes a lasting impact.  (more) ABSOLUTELY...   Without question.  It's all part of the "first impression".  While it doesn't tell the whole story about a property, it makes a lasting impact.

I don’t remember who said that. But back to the question. We syndicate with 44 other websites.  In 2018, we had approximately 2500 referrals to our website from other websites. From those referrals we got 240 +/- applications. From those 240 applications we got 110 new customers at approximately averaging $5000 a year.   The numbers don’t lie. If you don’t know how to market your business, hire someone to show you how!

Redundancy. Of course you have to have antivirus and anti-pirate software on your computer, but redundancy for your back ups. An external hard drive. Google drive. Dropbox. Every month we back up all of our information to one of three different locations.  (more) Redundancy. We are constantly editing our leases (and other documents) for the protection of both by being active with legislative and judicial issues. Posting online every time there is a change. A polite but no BS approach. Courtesy of this approach, we have tenants call us back after leaving because we didn't lie to them and treated them fairly. It's a great feeling knowing we've done the job right!
