Are there many differences between a commercial real estate deal and a residential one?

Yes there are. As far as the building and land they are very similar but commercial deals usually involve much more. I agree with mark mehling  below. pre approval is very important.  Put sometimes buyers just want to get started looking before getting too serious. Depending on the buyer and wether it is a referral or past client you may want to start the search you let them see what is on the market before... If open houses don’t work, why do so many real estate agents still do them?

I disagree completely. Open house allow buyers who have seen the house online and may be interested an opportunity to see it without needing to set up an appointment with their own agent or the listing agent. I find that the majority of people who come to an open house have seen it online and... (more) I disagree completely. I find that the majority of people who come to an open house have seen it online and like it but need to confirm they like the area etc.
As a realtor, what do you recommend to your customers when they have roofing issues?
