I never accept a feasibility unless the EM is up front. Next I require the form that has verbage to require the buyer to affirm or if not everything is waived and they are in closing then a failure to close and they may lose the EM

They often are a tough sell! It is a fairly narrow population that might be interested. Because they are a type of income property and one banks are a little shy of the ability to carry a contract can be a BIG inducement. But be sure you get enough down and whatever the term make it balloon in no...

They often are a tough sell! It is a fairly narrow population that might be interested. Because they are a type of income property and one banks are a little shy of the ability to carry a contract can be a BIG inducement. But be sure you get enough down and whatever the term make it balloon in no more than 5 years. Next advertise in some trade magazines. Or if you have a local tourist mag an advertisement there might draw some interest. Unfortunately most really dont make any money, especially if you consider the owners time worth something. So take a hard look at financials. Be sure and point out average room rates and occupancy. If they have reservations for later this year mention that too. So called business brokers may be a good idea but depending on location, price and terms may not be practical. Lots of luck
