(more) I insist my clients get a pre-approval before working with them.  If you don't know what they can afford, i.e., how much a lender will give them, you may be wasting your time and theirs.  Perhaps they can only afford a home for less than what they are looking at - or perhaps they can afford more.  Even with a cash buyer they will need proof of funds.  The price range gives you an initial focus on a range of homes, then you can deal with the other criteria they desire - bedrooms, bathrooms, etc.
