I wanted a studio space that was more accessible to clients where I could provide more creative work than from a home studio.

Very true. So many who only know to click a shutter think thats all to know to be a photographer. Word of mouth may help direct potential clients away from the false amateurs. I am always checking web sites of others to see how good or bad their work is.
