I do not advise showing your home yourself.  But safety first:  require proof of financing *confirmed with lender during business hours on company number and id.  Need to be sure your potential buyer can buy.  Have had people with "big names" call that can not buy anything because their credit is... (more) I do not advise showing your home yourself.  But safety first:  require proof of financing *confirmed with lender during business hours on company number and id.  Need to be sure your potential buyer can buy.  Have had people with "big names" call that can not buy anything because their credit is poor.  We also weed out non buyers or fake buyers with ulterior motives trying to get into your home.  Also make sure your home looks occupied at minimim in photos with living room area, seating in kitchen, and a bed and some items of clothing that look like its not empty, shower curtain, abd a few dishes,  items in fridge and on shelf or dishwasher.   Thieves pretending to be buyers will ship your house.  Make sure motion detectors or some type of visable security (even a decal) is visible.  If your home does not sell in a week, hire a professional.  Each home is different and require different selling techniques.  Consider offering a buyer agent fee: (1) they can help with all above, (2) allow you to free up your time, (3) help find you next home and so much more.

(more) Home staging helps a buyer see what can fit in a room or the ourpose of a room without over filing a space and make a soace look smaller.    In this market less is more as buyers want to see that more space to see that its clean and its quucker to sanitize between showings or seller moving out and buyer moving in.  Ex where staging helps is small bedrooms to show the largest comfortable fitting bed size.  Tables under low dining room tables so no one hits their head on low over tabke lighting.  Odd shaped rooms that you cannot see what you or a eye can determine their use....nursery, sitting room, desk for office, workbench.   Please remove all fixtures (chandliers, attached wall units, islands) unless they stay.  Its important to clearly tell buyer exclusions: counter stools/seating, appliances, nonbuilt-ins, yard sculpters or benches/ornaments to avoid last minute closing delays including trash, broom swept condition or final cleaning up/out (by type  down to  & including trash removal).

On buyers side: no lender letter [ financing or proof of funds].  We need to know for safety for all parties (that buyers are a real buyers)  terms of loans (condition matters), funds(contributers, % down, losn type), other financing options either buyer is willing or able to do.  Any additional... (more) On buyers side: no lender letter [ financing or proof of funds].  We need to know for safety for all parties (that buyers are a real buyers)  terms of loans (condition matters), funds(contributers, % down, losn type), other financing options either buyer is willing or able to do.  Any additional third parties that need to agree to purchase (parent,spouse,etc).  A second lender can also confirm your loan options and limits.   First time buyer casses are a good starting point.   On the sellers side: we need all sellers or power of attorney or wriiten authorizations.  Need to know seller timing concerns or requirements, financing or loans/liens/mortgages/ betterments/ lender.   If other appraisals or recent values obtained:  if available, copies/source/ and reason completed.   Please understand site unseen values are a starting point only.  The one things we need to confirm is that we all have a common goal that will result in a sale.  Experience and a good working relationship count.  The buyer or seller needs to know if you represent them or someone else in written form on first meeting or at an open house(sign in notice).  If your are only in interviewing stage your agents maybe neither. Get this in writing also as a facilitator.  Its good to clarify this prior to in person meetingwhen ever possible and to avoid pressure or inadvertant disclosures of to a agent that will no ultimately represent you that may not be in biyers or sellers best interest. Red flags:  pressuring you to make an offer beyond your limit or requesting to see homes well beyond any reasonable top offer within buyers means unless financing has changed(an support to place an offer). Please understand that the buyer/seller choices the lender, the agent, and the attorney, and the inspector.  As agents we are happy to give you several sources for lenders, inspectors and attorney choices.
