If it is priced right,well presented and you doing open houses and still not selling, then have you asked the people at the Open house what they think and get their feedback,,? if all that is done then I suggest to do an AUCTION, this is not a typical AUCTION where property is in Foreclosure or REO.. let em know if you have any questions.
