The office market is taking and will be taking a hit until a new ‘normal’ is achieved. Office occupancy is and likely will continue to suffer as the remote digital evolution continues. Valuations of office properties are coming down. Lenders know it. Shared offices will likely thrive. Suburban market like Boc Raton will survive if they embrace shared office concepts as the new reality. Rents WILL come down. REITs know it. They’re courting shared space operators , who, in my opinion, should be buying the buildings they’re in since they can ‘wag the dog’. Money is CHEAP! WHO ISN'T GOING TO BORROW NOW! Deals deals everywhere, especially if you’re looking for a significant amount of space. Thought about buying the building you’re in? Or getting into the real estate market? This is the window of opportunity for the next decade. Tech and the times are changing the commercial market. Lots of inefficiency. My eyes are open for opportunity. “The times, they are a changin’”.
My firm’s office is on Glades. Because of Covid it’s open to me 1 day/wk. I’m considering buying a building at a big discount from the cap rates I haven’t seen since in years. Lots of operators of shared space out there. Fairly confident I can make it work as an investor. Done it before. This time capital is even cheaper. If I owned an office building today, had equity and knew I was going to stay, this would be the time to do a Sale-Leaseback. Lock in a solid tenant. A solid shared office operator for a long lease with bumps. Then sell at a competitive LOW cap rate, take the cash value and start to expense my cost in a lease.
