This is no longer a quick yes with a decent deposit. It does make a difference, on if the property is used for agricultural use, or residential use. We are not in the old days, when banks would loan on everything that is out there. There are also many factors that has to be taken into account.... (more) This is no longer a quick yes with a decent deposit. It does make a difference, on if the property is used for agricultural use, or residential use. We are not in the old days, when banks would loan on everything that is out there. There are also many factors that has to be taken into account. Your financial strength and the purpose that the land will be used for. Vacant land produces no income and only cost you money. So the bank will take that into account. If you have a qualified builder and are ready to build on it, the bank will probably loan you the money as long as your financial ratios are inline with there criteria for giving loans. If it is for agricultural use and you are going to farm it, lending institutions like Farm Credit will probably give you a loan. The biggest thing that you need to do is to have all of your plans and financial records in order. Make sure the property is zoned correctly for your purpose that you are buying it. Then go to banks where you have a relationship already established or find one that specializes in the type of loan that you need financed.
