I keep hearing in the news media and people repeating that vaccinated people can get infected "just not as bad". Where is this proof? Where are the studies? There are none! The majority of people becoming severely ill are those that have been vaccinated. Literally, millions have already died from the shots, others are now suffering from life-long injuries, and yet more are contracting COVID / BREAKTHROUGHs and are ending up in the hospital.Ā  The greatest threat to every American and every human on the planet is the misinformation and fear-mongering that the MSM, politicians and those who are ignorant keep pushing! And Chuck, it appears that you haven't heard about the peer-reviewed study done by Stanford University that demonstrates beyond a reasonable doubt that face masks have absolutely zero chance of preventing the spread of Covid-19. (more) First, I would, if you haven't already, learn as much as you can about new construction and the builder's product. Second, I suggest approaching the builder(s) in person with a quick introduction and schedule a 20-minute appointment with them where you can discuss with them how you can assist them with selling their homes. Why hire you? That will be the biggest question. So have a concise marketing plan laid out that you can present to them in 15 to 20 minutes, and expect another 10 minutes of questions. This is all you should need to distinguish yourself from other agents/REALTORS. You need to be memorable, confident, able, and easy to work with. Remember there are many agents to choose from so you need to impress the builders without overdoing it. Ā Practice your presentation have it down. Believe in yourself and your abilities. If you lack conviction in yourself so will they. Be confident, not cocky. If you have experience in selling homes let them know, if your new to selling homes that's ok too, tell them your not approaching sales in the same old way, that your newer to sales, but you have studied the field and bring with you time proven, solid, result orientated selling techniques that many of your competitors are not incorporating because they have not grown with the changes in the field of real estate sales. Remember it's all about what you can do for them, and how you can do it better, faster, and at a better price. Dress appropriately. Make sure your car is decent or rent one, make sure you and your car are neat and clean. Have a solid handshake but not overpowering. Mirror their body language i.e. if they're not close talkers give them space; if they're louder and like to joke, be humorous. Find common ground, listen intently to what their needs and wants are. Always let the client talk more. Once you have one satisfied builder you will be able to build from there. Look for the long term, not short cuts. Real estate is a great field that I've enjoyed on many levels. It's also a small world amongst those in various aspects of the field, so don't burn bridges. Work hard and work smart, give the client more than they are expecting from you by always going the extra mile. Believe me, people notice more than you think.Ā  Good luck!

(more) Dear Tired of Going Solo, I’ve felt lonely while sitting in my car at a stoplight, radio blasting and windows rolled down. I’ve felt it in a crowded room, surrounded by laughter and friends. I’ve felt it in the middle of the night, both in my dreams and when I wake up suddenly in the dark. Loneliness. It’s a familiar feeling for all of us. Feelings of loneliness can turn into fear of loneliness. And fear of loneliness can turn into avoidance of loneliness. And then eventually you’re sending 1,000 texts a day, drowning your feelings in alcohol or video games, or hooking up with people you don’t even know—all because you don’t want to be alone in the world for even a few minutes. Or maybe you do the opposite—shut yourself in your room and ignore the world entirely to avoid being connected to people. Once you feel lonely, it’s nearly impossible to get out of your loneliness, because you are…alone. A proverb says, ā€œEach heart knows its own bitterness, and no one else can fully share its joy.ā€ (Proverbs 14:10) We are each fundamentally separated from all other humans, and although we can understand each other to a certain extent, we will still feel that separation. No one fully understands what it’s like to be you. Regardless of how you react to it, loneliness can be a big, painful problem for all of us. Often we idealize romantic relationships and even friendships, thinking that if we only found the right person, we’d never be lonely again. But loneliness can be found even in happily married men and women. One of my favorite sayings isĀ  ā€œThe quality of your commitments will determine the course of your life.ā€ā€“ Ralph MarstonĀ  My advice is to start living an intentional life.Ā  What exactly do you want?Ā  Once you figure that out, focus on yourself.Ā  Have fun, be happy, laugh - be the best version of yourself!Ā  You stated you are a workaholic.Ā  Do you want to be with a workaholic?Ā  For example,Ā  I love myself and my actions are congruent.Ā  I take time to do things that make me feel good about myself (i.e. working out, eating healthy, reading, hiking, going on adventures, etc.)Ā  I strive to look and feel good and my partner appreciates the results.Ā  I also believe in letting go.Ā  Don't compare yourself to someone else or where you "should be" in life. If you are doing this, you are wasting energy.Ā  Again, live intentionally. If you know someone is only interested in a booty-call, then why are you investing your precious time and energy into something or someone that doesn't fit into your life plan. I also read that "you are dedicated to doing your own thing".Ā  You see, it's not what we say we "want", but the belief we have about it. And when we really believe, we are committed, and our actions follow.Ā  Change starts on the inside. Go within to discover your inner strengths, beauty, light, and everything about you, that'll elevate your life to new heights. After you've shifted internally and changed as a person, the results in your life will be much different. You'll no longer be sending insecure signals, but rather the energy of strength, awareness, love, and kindness. This kind of energy will attract people who are on the similar path of self-discovery as yourself, ones who respect and admire your inner beauty, and ones who know how to walk by your side. (more) Some people might consider relying on their real estate agent to maintain the house both during and after the sale; after all, the agent also has a vested interest in making sure the home sells quickly and at a high price. While the agent might be up for the task, never assume he/she owns this responsibility. It's important to have that discussion upfront so there's no misunderstanding. In the absence of a legal requirement to clean the house before moving out, most sellers take special steps on their own to present the home in an acceptable condition to buyers. In essence, leave the home in the condition that you would like to find your new home. Remember, the new homeowners might receive some of your mail by mistake or packages over the holidays. It's a good idea to stay on pleasant terms with the new buyers. And, it's also the right thing to do. Cleaning the house after moving out to your own higher standards is generally acceptable.

We work whenever we want, make lots of money and hardly do anything. How hard can it be? The truth is real estate is anything but easy. As professionals, we face constant struggles being in this industry. For me, these are some of the hardest. One of my biggest strengths can also be my greatest weakness. My dedication to my clients unfortunately means that my personal life often takes back seat. It is a constant struggle juggling my own needs and those of my clients. Family dinners, birthday parties and even vacations are shared with frequent phone calls, texts, emails, quick showings and last-minute appointments inconveniencing my family for a client who in the end may or may not pan out. Real estate is one of the few professions where people ask you to lower your income - "Sorry sweetie I can't get you new clothes for school. Mr. Joe doesn't think I'm worth it." It all goes back to knowing what a real estate agent really does. In addition, weekends and evenings are put aside for open houses and showings. The glamorous life of a real estate agent isn't always what it seems, but it's not all bad either. I've met a lot of amazing people and made long lasting friendships. In fact, there isn't anything else I'd rather be doing (at least right now). Being able to help clients with their most significant investment is very rewarding. But in a business where the average real estate agent sells ZERO homes a year, the struggles are real and can hit you hard. Next time you meet a REALTORĀ®, give them a hug. After all, we're people too.
