Flexible payment options.  Most sellers are looking for a conventional purchase.  We all know the tax implications of a lump sum payment when there is a significant amount of equity in the property.  When sellers are open to a variety of payment options it could benefit them from a tax perspective and allow legitimate buyers who cant qualify for a conventional loan to purchase the property.
