I would recommend either partnering with a successful mortgage professional as their assistant or moving to a company that offers training. There truly is no better teacher than expereince. The more loans you have a change to pick up and work on the more you will learn. There are so many scenarios and situations that will test your knowledge and being with someone that has a wealth of experience will benefit you more than any class or training.

The problem is on both sides. The majority of the democrats in Congress have an oppositional mindset regardless of the validity of any bill/proposal presented by President Trump. President Trump has an oppositional mindset against all democrats at this point and an ego that will not allow for compromise. ALL parties need to side down and look at the true best interests of the Nation as a whole and come to an agreement. Neither side remembers what the average American is going through. If you want to make a difference, write your congressman/woman and insist they sit down and come to terms. I have written mine.

I just recently hired a company to create and manage my website. I did look at companies outside of the US but after reviewing costs, factoring in my concerns for their availability, accessibility and time/communications barriers I decided to buy local. Besides... I would rather support my own...

Partner with a very good LO. A good loan officer can actually help you more help you realize with your day to day growth of your business. Imagine having a contact that you work closely with that can tell you upfront if you are wasting time. Someone that can go with you to meet clients, builds trust in you and your services while at the same time insuring you only spend time with qualified applicants that are truly capable of buying the home. Someone you can call and say "here is the situation, can we get this client done?" and they 1) answer your call and 2) know what they are talking about. Most realtors think mortgage loan officers are shady and a dime a dozen... bad ones are. Find someone you work well with and can trust. It makes ALL the difference.
My girlfriend got into real estate in Oct 2015. By the end of 2016 she was Buyers agent of the year and is closing close to 1.0 million per MONTH. Her biggest advantages, 1) She is a hustler. She works day in and day out. 2) She never gives up. 3) She has a reliable lender that answers all her questions, helps with contract writing, helps with sales coaching, helps with negotiations, etc. 4. Most important.... she invests in herself. Marketing, Classes, Advertising, etc.
Here are some things I do with my realty partners: Networking events - I love attending the Miami and Dade county realtor events and I am signed up with the board to ensure I get all the invitations. Professional Classes - I have hosted first time home buyer events for my realty partners where I discuss the process for first time home buyers, we get them approved and he or she takes them shopping. Zillow marketing - All my preferred realty partners I will contribute to their Zillow spend budget after we have closed our first transaction together. This gives the agent and I more opportunities in their farm area. Sales Coaching - I have been in sales for over 15 years and a significant portion of it was as a Sales Manager for mortgage call centers. I am a very good sales coach and will listen to sales calls and give advice. I have helped several Realtors with calling Expired Listings, FISBO's and other off market properties. Have Limits - Time is valuable. Treat your time as valuable. There are clients you shouldn't work with. Know the areas you will farm and travel times. If it doesn't make sense to work with the client, pass them off. Do not be afraid to pass off deals that aren't worth your time. Example - 65k purchase for a first time investor that is 45 minutes away... pass this off! First time investors normally look at 1,000 places and then submit ridiculous offers since they all think they are Tarek and Christina from Flip or Flop. A 65k cash purchase of a small condo in your farm area for a northerner to use as a vacation spot... do it! Easy fast transaction.
My biggest piece of advice is do not be afraid... Invest in marketing. Invest in yourself. They will pay dividends like nothing else.
