I have used Latchel and can attest that it is a waste of money. I am not sure if the company as a whole is cutting corners to "maximize profit," detached from the concerns of property managers, etc., but the quality of its service evinces a deep disregard for customer satisfaction. I, too, was interested in Latchel and very optimistic about it at the start. I added Latchel to just a few of my properties to try it, but I quickly learned that 24/7 repair coordination is anything but.

Every step of Latchel's workflow is painful. The number of issues is so large I can't concisely describe them all now, but to summarize, Latchel is exceedingly slow to respond to all maintenance requests, including emergencies, and basically fails to communicate any information regarding the status of repairs. Of course, I speak from experience: as one example, I submitted a maintenance request that I eventually escalated to an emergency, but days passed without any action by Latchel. I had to call several dozen times to learn what was happening behind the scenes,  only to discover that the "experienced property managers" at Latchel had been sitting on their hands. Thus, because I hired Latchel, the amount of work I had to do for a relatively straightforward task was multiplied--the exact opposite result Latchel promised. If I had just called a couple different handymen for quotes, the issue would have been fixed sooner and more professionally.

In conclusion, if you want to spend a nontrivial sum each month to make your life more difficult and your work more annoying, Latchel is one way of doing that. However, if you're not a fan of inefficiency, I recommend instead just using Angie's List or finding reliable vendors of your own.
