How do you deal with difficult agents?

Having just started in May, I am still a newbie agent. I have buyers who made an offer on a foreclosure. The seller’s agent sent an addendum that the buyers needed to sign in addition to the sales contract. However, she did not fill in the blanks before sending and it had additional terms she did not disclose previously. My buyers signed the parts they agreed to but would not sign some of the new terms that they did not agree to. I sent it back to her over a week ago. She has not responded to it. I don’t know if she has passed it onto the seller or what the status is. She seems more concerned about her sales statistics and going on weekend trips. She has been rude and condescending when speaking on the phone. How do you handle transactions with difficult agents?

Speak with your manager as to the validity of the new terms added. See what he or she says and then inform the other agent. Could b that the addendum is valid for foreclosure .

However. The listing agent should b explaining why this is needed.

If she is not returning calls phone her manager and speak with him or her about what has been happening

Three issues - a foreclosure is a whole different ball game, you both have a fiduciary responsibility to your clients and there is probably deposit money on the table.   

Realtors and brokers all have the same goal - to close transactions. Unfortunately there are a lot of things that are out of our control but when contracts and deadlines aren't done correctly it can cost your buyers their deposit.  

The answer in the 3 items above are answered by asking your broker for help.   

First I put them in the PITA file. Then I kill them with kindness. Save every email and text till the deal is done. The best realtors are "go givers" not "go getters".

This behavior is unprofessional and uncalled for. Call her to follow up to see where things stand and don't allow her to intimidate you. Stay positive and calm. 

Get through it (the transaction) for your buyer's sake. Be calm and professional when speaking to her regardless of how she treats you. If you can't get anywhere with her and your clients really want the home, reach out to her Broker and explain the situation to see if you can come to mutual agreement to get the property SOLD!

A foreclosure is a whole different challenge and mainly controlled by the bank.

Your buyer has to understand there are terms & conditions that go along with trying to obtain one of these properties.

It always pays to communicate voice to voice or person to person with the other agent and indicate that you both have the same goals to get the deal closed. Remaining strong, calm and not combative is the way to deal with a difficult agent

Patience.... make you always one step above.

The listing agent should not be sending you an addembdum you still don't have an executed contracr. What she should be sending you is a sellers counter offer with the additinal seller terms that your buyer can accept the or counter.

You have to work for your buyer and try to keep the transaction going.

Since you have made several attempts I would suggest talking to your broker and he may call her Broker.  Is this a notice to perform issue.  That usually gets their attention.



Just stay calm and within yourself.  Don't let their negative energy have a bad effect on you.  Be a good example for them.
