We in Hawaii started to notice a slowdown when lockdowns and airlines literally stopped many flights to Hawaii over the past 12 months although we have seen an enormous buying frenzy happening on properties under $2 Million. It has raised the average selling price up to $900,000 over the past 6 months from $800,000, multiple offers like never before, thanks to low interest rates. But as rates are ticking higher it will effect the number of sales downward.

I am having a great quarter! Things were a little slow last month, but I just completed a sale through an auction where I sold 86 acres and a house, and should close in the next day or two. Working on arranging another auction of several properties, hoping that will come together and I will finish with my best year in some time.
Similar to last year, still a shortage of quality inventory is hurting our local Sarasota/Bradenton market for my buyers. The good ones go very fast if they're priced properly.
Brenda, my business this year is better than last year. My closings are up 40% over last year with GCI up about 15%. I am seeing higher numbers of people to my two websites, running about 85-900 per month. There have been pitfalls.... lost listings over commission structure, customer turning toward newer selling strategies (think Offerpad), as well as losing some sales to increasing interest rates. Overall the market is good in the $400-750 range with DOM averaging about 40-65 days. Of course all is dependent on school systems here. The better the schools the better return on selling. Most of the emails I am getting from other agents outside of Coldwell Banker are of price reductions whereby the Seller has been trying to overprice the home thinking the market being hot will make the price higher. Not always the case. I work with a lot of Home Depot Associates and they share the costs and offer quotes as to what a bathroom or kitchen might cost to redo. So many of our listings are homes where the Seller has added some paint and flooring and little else. So, I would say the year is better, but the quality of the listings are worse than last year. Hope that gives you some insight. How are things in your marketplace? Jim Bowen - Associate Broker Coldwell Banker Atlanta
