I recently attended a social media workshop and receive awesome information. Instagram is by far the best choice to get the biggest audience. Facebook, Twitter, and LinkedIn are good options as well. Some tricks that the presenter taught us is to keep the messages short to around 80 characters or less, use hashtags to direct non followers to your posts, and sometimes post content that your audience wants to see (only posting your content doesn't always work). It's ok to share posts from other accounts and display them on your account; chances are other accounts use the same content. Also, when using hashtags, don't use too many in your initial post, but you can use as many as you want in sequential posts right below the original posts. That was what I learned from the presentation and so far it has helped me a lot. Hopefully you will have the same success as I did. 

While I do have a real estate license, it's inactive and I've never bought/sold real estate; so, while I'm aware of everybody using social media advertising I'm not aware of the platform that gets the best results, thank you for asking though....byoung

Yes LinkedIn and alignable are working very good for me. In addition I subscribe to loop net which is only commercial real estate.

Facebook and Instagram and good old fashioned Realtor.com

The good news is that my office has had the same address and phone number for over 75 years and 3 generations, so we get a lot of word of mouth contacts. The bad news is that since I am over 60 and fundamentally lazy , I don't use social mediaexceptfor  our web site and craigs list.  It seems to take a lot of time and energy. I'm sure the next generation that takes over from me will use it.

Absolutely, because it's what we do :) Facebook gets us great results for ourselves and clients, but the methods used - the ad type, the creative, lead form or messenger bot - all depend on the end customer and market our clients are working in.

For instance, our real estate agents are seeing a ton of leads using lead forms to collect lead info then sending them into our chat bot for further nurture. Of course we've got a hefty follow-up process in place on the backend as well to help our agents close the deals.

Of course, the right type of ad and targeting are the keys to successfully driving leads.

Ok, there isn't a best and it all depends on your geography (location), city or suburb?  In todays society there is a cornucopia of advertising platforms.  Utilizing several popular ones with specific generational attachment can be very successful.  Before advertising, know what makes up the population of your focused area.  % of baby boomers, X gens, millennials, and next gens. Do you want to focus on all or specific group?  Next you would need to know what communication platforms are utilized by each and focus your marketing and advertising on those platforms.  I know, geography was not everybody's favored subject matter in school.  Well, if you want to be successful in this business, it better be.
