I work with many Real Estate Professionals and whats important to me as a Stager are those agents that know the market from a pricing and demand point of view. It's a pleasure to help them market a well staged home that is priced correctly. It goes without saying that being professional is so important.
For me as a buyer, seller and business person, I look for integrity, attention to detail, availability, and creativity. Making the biggest selling or buying decision on the road of life is a big project and all parties really need to work together and communicate as well as possible along the way. Trust is a large issue in the buying/selling process and it takes a special "blend" of all personalities to reach the goal.
Integrity. Someone lacking the contract and process skills can learn them. Integrity is different. If they don't hold it and value it by now, they likely never will. A reputation is maintained the same way it was built...one choice, one action at a time.
What's sad for good agents is that they have to deal with the reputation of bad agents. Anyway you can alleviate that fear with a client is a good place to start.
With that said, I have a couple tell-tale characteristics I look for in an agent to know they're a good one. You may be surprised that none of it has to do with how many homes they've sold or what car they drive.
I look for:
- If they have a process. This let's me know they're organized and aren't just winging it by the seat of their pants.
- If they call when they say they will. Do they stick to their appointments.
- Are they actually listening to my list of wants by genuinely engaging in our conversation. An agent who's just trying to hook you into their deal will either talk more than they listen or come off in conversation as scripted
- Are they guiding me through my decision-making process when touring houses. Sure, this house doesn't have a two-car garage like I ideally wanted, but it's a great location with a new roof and has the most potential to compound on my investment.
While items like experience and portfolio are taken into account, I would much rather work with someone who is less experienced but personable and enthusiastic than the million dollar lister who's just trying to sell me into something so they can move on to the next one.
Also, keep your headshot up to date. I can't tell you how many times I was completely taken aback meeting up with an agent who's nearing 50 while they're still using their headshot from when they were 30.
I would look for experience. There is no question that experience is a key factor in choosing a Realtor. Knowing what has worked and has not, seeing and hearing how customers, clients and other agents react to situations that occur. Experience also help to build a base of people that have worked with you and are the best referral program you can be involved with.
Honesty, Integrity and the hustle. I believe if you have all of these plus a smile you will do great things as an agent. Especially if you have a great inspector on your team ;) that part was a joke!!!
