Why are sellers hesitant to list and sell their homes even though it is a seller's market?
With Inventory Levels at an all time LOW, what do you believe is the main reason that Sellers are hesitant to list and sell their homes even though it is a Seller's Market?

Diana Dahlber, in this case, you must create inventory by first establishing yourself as the Home Listing Expert to gain their confidence.. This can be accomplished with a little thought and the MLS.. These sellers do not have access to the MLS and let them know that zillow and similar sites appraise housaes too high based on the PERFECT home that does not need any repairs whatsoever..
Diana Dahlberg, it doesn't matter if the real estate market has changed, because people never change.. People are taught to be greedy and Realtors are the same.. this is why your Realtors list houses at the high end just to get the listing to let the house sit on the market and get steal for months!!
I would agree with these answers that potential sellers are worried about the prospect of purchasing another home and not being able to find a suitable replacement property. The other issue is a lack of knowledge. Many sellers don't run the numbers. In our CO market many sellers have so much equity in their homes that they could sell, upsize or move to a nicer area, and actually maintain or lower their monthly payments. The hard part is getting them to sit down and actually look at the market through and educated pair of lenses. They live by a "Sell high...buy high mentality" but in all reality probably have the means to accomplish whatever it is they are hoping to.
There could be a multitude of reasons. Only a potential seller can answer that appropriately.
The main reason i can see is the replacement home. If they list and are unwilling to take a transitional rental, why list, what can they buy? The other possibility is , they don't mind getting top dollar for their home but don't want to pay even more for the replacement home they would be purchasing. That is the reason i can see why they would be hesitant. The seller's that don't mind taking a transitional rental are perfect for this market. But we don't live in an idealistic environment and that may also explain the hesitancy.
I think it’s because they are afraid of not being able to find another home that they will like equally as well as the one they would be selling. If they are moving up a lot in price it’s not so much an issue but if they are looking to stay around the same price point or downsize, where homes are so competitive, they may find themselves having to “settle” on a home they really don’t love or getting into major bidding wars just to get one. It’s ideal when a seller can find and buy a home before they sell their current home as it eliminates alot of the unknowns.
I would have to say the low inventory is a major factor. While the low inventory should help their home sell more quickly, the flip side is finding a replacement home. The fear of not being able to find a new home that meets their needs due to low inventory. Homes are often under contract within days or even hours in the Greater Charleston, SC area.
Finding a replacement home is the difficulty. Many would like to sell, but fear they may not be able to find another home to buy.
