I generally do 1 or 2 of the following:  Always, buy a new door mat "Welcome Home" etc. 1.  Go out to dinner and celebrate the closing OR 2.  Buy gift card to a restaurant or favorite store. Whatever they need or would like. spend about $150-200. Yes, at times,  I use a professional stager. What is the first impression? Declutter can make huge impact.  Remind  the seller that the buyer wants to see their future, not your past. I tell the clients it's a head start on moving, you will thank me later. Also paint can cover-up a multitude of sins.

Generally, you would find them in the terms on the MLS or agent remarks.  If your client wants a short term lease, the landlord may/may not ask for more rent per month because it is short term, rather than long term. Referral business is priceless. Focus on what you have and grow from there.  The great majority of my business has been for me has been from past client referrals.  Concentrate on serving your current customer base and grow your business from there.
