I've used Matterport as well - primarily with listings at the beginning of Covid.  It is a great way for buyers to safely tour the property before making the appointment for a tour in person.  Matterport allows you to zoom in on any feature of interest. The process of selling homes has gone virtual.  Life still goes on through the pandemic we are experiencing and people still need to move.  Though home owners who did or do not have an urgent need to sell have held back or pushed their listing off until restrictions lessen, those who have more... (more) The process of selling homes has gone virtual.  Life still goes on through the pandemic we are experiencing and people still need to move.  Though home owners who did or do not have an urgent need to sell have held back or pushed their listing off until restrictions lessen, those who have more urgent timelines are moving forward with listing their homes. Keep in mind, interest rates are at all time lows and purchasing now is very attractive for buyers and investors. Homes can be listed using the best of today's technology and sellers are seeing positive results with offers and multiple bids if the property is priced aggressively and prepped to show attractively.  Vacant homes don't present as much of a challenge when it comes to showings; personal protective gear, face masks, gloves and shoe covers along with buyers and sellers completion of the NJAR COVID 19 Hold Harmless Waiver seems to be the protocol.  Selling occupied homes presents to be more challenging.  Virtual tours are encouraged before any in-person showings are granted by some sellers. In-depth screening and pre-approvals are requested upfront to limit showings to serious buyers with an immediate need.  I have shown over 12 properties in the past week, both occupied and vacant, have written two offers and have experienced multiple bids in both situations.

The balcony of the theater was suited with velvet rocking seats! Places that customers of all ages looked forward to frequenting on the weekends. Places where we learned about life, laughed, developed friendships, first loves, first dates, break-ups etc.  Places to socialize which are far and few between in today's society.  It's sad that we, especially as parents, have to worry about liability and fear when it comes to seeking social outlets for our children and for ourselves.

(more) I agree with the HGTV concept of showcasing the potential of the property - Dress for Success! Buyers today are confirmed and attracted to “Move-in Ready” homes.  I often hear buyers ruling out a property due to what they believe as being “too much work”, when often the problem is that the space did not show well or just needed a thorough cleaning. Spending the time to “clean up and dress up” (the property) often equates to less time on the market and more money in the seller’s pocket.

(more) As expressed to all of my clients, I tend to be "Customer Service Heavy".  This comes from my previous career working in a service industry of Visual Communications.  My experience in Corporate Print Management and Commercial Print Sales taught me the importance of the putting the Client first.  No matter what, you do not have business without your clients.  Keep them happy and keep in touch. Having the "Whatever it takes" attitude is how I operate.  Unfortunately, over the years my family may have suffered due to this work ethic; for that I apologize. It is my nature and I am passionate about my work in Residential Real Estate. It offers me great satisfaction to see the results of my work help my clients and their families move to the next chapter of life.  A home sale or purchase is an emotional process and one of the largest ordeals in life for a lot of people.  Keeping communications open and staying close during the process provides educational benefits and well as professional comfort leaving clients feeling secure and knowing they have support; they can ask a question anytime via phone or text.  ~Jackie
