We like those type of customers also. We charge by the hour. If you help the technician then he's done faster saving you time. If you need lessons...

How do you position yourself as a worthwhile business in a world where many people want to look it up on the internet and try to do it themselves?
We like those type of customers also. We charge by the hour. If you help the technician then he's done faster saving you time. If you need lessons then the technician takes longer to do the work and train you but you gain the experience to avoid calling us in the future for something within your new and expanded skill set.
Many of our customers cannot tell the difference between good/excellent and average work. Ten percent or so don't see the difference between bad and average. A homeowner that knows skilled work is my best customer.
Youtube does make it look easy. In my experience a lot of steps are skipped or the preparation work has already been done and not mentioned. It's like watching a cooking show for me. Of course I could cook that meal in 20 minutes if all the ingredients were pre-measured and sitting in pretty bowls.
I use service titan. It has significant advantages of of them being it scales very well. Negative is cost, both initial and ongoing. Very powerful however.

I think the obvious annual service would be to sell a fixed year (10?) guarantee of the newly installed roof to current customers. (similar to termite treatment at 10% annually) This should be an easy sell. Downside is limited number of customers.

Another option would be to sell to an existing database. Flat roofs are commercial roofs in my experience. I don't have a lot of experience targeting them for advertisement. Commercial customers don't read ads etc.
Would the fire department have a list of commercial warehouses? Commercial buildings have unique fire hazards etc.
How about certain types of heating/cooling systems are only installed on roofs? Whatever list has those units has your clientele.
You can either buy a list or provide referral fees per customer. Buying the list from a list broker would be the most cost effective per individual address. However, it would be a large one time payment.
Provide a service that your competition doesn't. Small jobs, restoration and repair versus replace. You'll need to figure out what is the market opportubity for your area. Good luck
