I would tend to gear my efforts to those firms in the areas of high end homes.  Also maybe look in those stock brokerage firms who have a track record of working with high income individuals. Find some agents there who may be helpful.  While social media may be good for many these type of individuals spend very little if any time on social media.  But the high end luxury home real estate agents, those who have properties listed in the $1 million range and up may be good sources because their clients rely on them heavily to find very specific properties!  So check out the top ten to 20 luxury home agents in your market.  Once you do a good job for them they will refer others since they tend to socialize with like kind.  Best Wishes!!

The only time I have had any loans turned down due to income had to do with the back end ratio.  Sometimes we have debts show up the borrower did not tell us about and it didn't appear on their credit report. This typically is the DTI (debt to income) ratio for debts & mortgage payment.  CONV... (more) The only time I have had any loans turned down due to income had to do with the back end ratio.  Sometimes we have debts show up the borrower did not tell us about and it didn't appear on their credit report. This typically is the DTI (debt to income) ratio for debts & mortgage payment.  CONV caps this ratio at 50%, FHA will go as high as 55% +/- depending on other qualifying factors.  We have a CONV HIGH BALANCE program which caps at 43% DTI but it allows up to a max loan of $726,525 as compared to $484,350! There are alternative programs as well some lenders have that others don't but all in all lenders want to make loans!  They will try whatever to possibly make it work but there are strict guidelines in place they must follow as well!

I always look for a follow-up phone call, note or email thanking me for taking the time to meet and have a discussion with them! If I don't either of those three, I have pretty much made up my mind. There is no need to beg for business as most individuals can get a good vibe or gut feeling after a visit or phone call. I have been in sales for over thirty-five years and to survive that long, it is more than just yourself! So I thank God every night for the opportunities he brings my way and the doors he opens! In addition, treat people with respect and let them know you care about them as a person, not just another number, sale or commission!
