My answer is more connected to reality.I do 3D walkthroughs on some properties and not on others. For instance, I just did a 3D walkthrough on a large 5-bedroom 2-story home with living room ceilings that are 17 feet high. My answer is more connected to reality.I do 3D walkthroughs on some properties and not on others. For instance, I just did a 3D walkthrough on a large 5-bedroom 2-story home with living room ceilings that are 17 feet high. The walk-through was very effective and impressive in the marketplace. I quickly received multiple offers and have a pending sale above list price while other homes in the area are sitting on the market offerless.I just had a spacious condominium with a magnificent view listed. There had just been a listing by another agent of virtually the same model with an even better view that had a 3D walkthrough. That agent's walk-through almost entirely obscured the view and made the place look drab. I chose a 3D vendor who uses a more up-to-date system that can showcase views. My listing sold for about $70,000 more than the other similar property.I just listed a very small 800 square foot cottage. I chose NOT to do a 3D walkthough on thin listing. These 3Ds are a marketing NEGATIVE on very small houses and condos. I hired a very effective photographer and stager to showcase the small home in a way that made it look and feel as spacious and appealing as possible. We received four offers and are now pending at more than $80,000 above list price.So, there is no blanket extreme answer. The best agents do not treat their listings as being on a production line or assembly line where they apply the same part in exactly the same way every time. The best agents handle each listing in a way that is best for that individual listing and that particular Seller. The use of 3D walkthroughs is no exception.

Be patient, but don't give up on them.People are busy.In the real estate business, we would LOVE to be clerking and just write up a listing or a sale with each customer that comes to the counter. Our business just is not like that. It can take months or even years for some clients to act.An... Our business just is not like that. It can take months or even years for some clients to act.An occasional call, Email or card can let them know you are there when they need you but you are not going to harass them all the time.
