I would recommend getting a conventional loan. There are some great programs out there in conventional such as 3.5% down payment. With a conventional, once you reach that 20% equity you can refinance and have that PMI removed which in some cases is a huge impact on payments. With FHA, you can never get rid of it until you get that 20% equity and refinance from FHA to conventional. The PMI is pretty expensive in an FHA loan.
If you are qualified for a VA, then of course that is the best way to go. No down payment for Veterans. Depending on how many times you have used it, you do have that VA funding fee but it is rolled into the loan.
