Cindy is a lifelong entrepreneur, who has a love for helping people and travel. Cindy has been a teacher, worked in retail and was an entrepreneur for over 25 years. She has been Mike's Executive Assistance for 40 years and loves spending time with her grandkids.

Mike recently retired as the Chief Meteorologist for a local TV station in Denver and we have been in the Denver Metro since 1991. Mike had been a Meteorologist since 1981, and on TV since 1978. He has written three books, is a Fellow of The American Meteorological Society and the Only Meteorologist in the Denver Media Hall of Fame.

We love it here in Denver and never plan to move! We have 2 children, a daughter-in-law, a son-in-law and three wonderful grandchildren.

How We Got Started

Mike & Cindy were introduced to Land Banking back in 2010; but we didn't purchase our first parcel of pre-developed dirt until 2017. We didn't quite grasp you could own land using our IRA! As of today we have purchased over 8 Million square feet of land. If each sq. ft. was only worth $1.00, we would be thrilled, but actually it's worth much, much more than that!!!

We were looking for a way to diversify as we headed towards retirement. We were trying to do what Warren Buffet, Ted Turner and many more say: buy pre-developed land to protect and grow your wealth!

You might ask "Why California"? Well, for starters, Proposition 13; which assesses your property once and taxes don't go up until it changes hands in a sale, or improvements. Your holding costs are stable. (no more than 1.33% of purchase price)

(more) I am so very sorry this is happening to your businesses! 2020 was either feast or famine for businesses it seems!  I worked back in bridal just when the web was coming on board.  I had a co-owner who would not even consider making the paradigm shift over to the internet.  If you haven't done this, or even if you have, you have to make a big splash in this area.  Also, because your business will be for the "not as big, you will have to be willing to have some of the more casual styles and bridesmaid dresses that could be wedding gowns! If you don't have a "lay- away" plan for those that want this "very expensive dress" but aren't getting married until 2022. You may want to consider a program that it is an auto payment (just like our mortgage) that pays you every month!  Look at the other bridal sites that seem to be doing well and learn from their example. Bridal is so specific and if you can hang on, it will come back bigger and better than it's been...people will want to party and have big weddings!  I wish you luck and great success!

Now here is a question that helps define our business: If you knew back at the turn of the century (1900's) where the oil was and where they could and couldn't drill; would you have invested? We are at that time in history again! We are seeing the Greatest Shift in Wealth in the World! The Biggest Land Rush in California History! Land Banking in California is about helping people who want own pre-developed land!  Who understand that when you own pre-developed land you are in the way of development and there is money to be made. Mark Twain once said: "Invest in land, they're not making any more of it." Warren Buffet talks about investing in land often; infact, it is how he has made most of his billions.  Why California you might ask; it has to do with each of the following things.  1. Population                                                                                                                   2. Economy (5th largest economy in the world)                                                     3. Infrastructure (When developers improve w/in 3 miles of your property, your investment goes up 10%, w/in 2 miles of your property it goes up 20% and w/in 1 mile of your property it goes up 30%...we call that Other Developers Money ODM) 4. Energy/Solar/Wind (Laws have mandated CA buildings be 100% net zero by 2045 per SB100)   We are seeing more energy investing than ever before!  Battery Storage has just begun!                                                                   5. Industry Growth: BYD (Build Your Dreams), Boeing, Kinkashira, Skunkworks, Northrup Grumond, and many, many more....                               6. Proposition 13:  Taxes at kept at a low holding cost.  They cannot go up unless the property is sold or improved. It's inexpensive to hold onto for the long term.                                                                                                                      7. Passing of  Recreational Marijuana & Medical Marijuana: in one year they have consumed more than 10 times that of Colorado after 7 years.         8. Land depreciation just doesn't happen.                                                               9. Agricultural land prices are rising.                                                                     10. In California you own 500 feet of air space.          The dangers or risks of land banking are few, but real! We are there to help you navigate it! The biggest RISK in land isn't how pretty it is, it is what you can NOT see!!                                                                                                               Our company is Privately held, with a 40 plus year legacy, NO investment related lawsuits, top 1% of Dunn & Bradstreet, Zero debt company, we have TWO in house escrow companies and we sell land exclusively from our own inventory!   There are 16 Comprehensive Analysis' that we put each parcel through and then 10 Key Indicators are looked at for each parcel! Of 30 candidates our Research Department receives, each parcel goes through the 16 Comprehensive Analysis', then the 10 key Indicators are applied.
