Nina, Basically you are dealing with two different clients, unless you are classifying investor &  commercial buyers in the same category, which they are not. In my years of experience as a commercial broker, with a residential background experience as well, I usually seek out a residential agent to work with when relocating my commercial clients from one area to another. I do not know how large your area is, but maybe developing a relationship with listing commercial agents might be one idea.
